Separating clients from the competition is essential when selling your home, especially considering the inventory to sales ratio. What it really comes down to is experience, market knowledge, and strong assertive communication when negotiating. 


Pictures should be polished, open houses should be the talk of the town, and the house should be clean and staged correctly. Material defects should be ponited out and fixed, a cost to profit sheet should be established, and marketing shoud be done from multiple avenues.


You can have the best house on the market, but if no one knows it exists it wont sell.
