Sarasota Florida Update 2025

• Residential:
• Luxury Listings: A waterfront estate on Siesta Key has been listed for $31.5 million, marking it as the most expensive residence in Sarasota County.
  • Market Trends: In January 2025, the housing market in Sarasota County saw a 6.8% increase in single-family home sales compared to January 2024, with 520 homes sold. The average price slightly decreased by 1% to $529,750.

  • Redevelopment Projects: Demolition has begun at Sarasota Square Mall on South Tamiami Trail, paving the way for a new mixed-use development. 
  • Conservation Efforts: Sarasota County has invested $1.3 million to acquire land in Venice for conservation purposes.

Construction for the long-awaited $168 million Fruitville Road interchange project is set to begin in early 2025. Once completed in early 2030, the new interchange will enhance traffic flow and functionality, similar to the interchanges at University Parkway and Clark Road, located to the north and south.

The project aims to improve access and reduce congestion, benefiting both local commuters and visitors to the area. As construction progresses, expect to see significant improvements in the surrounding infrastructure and traffic management.
