NEW COMMUNITY OAKBEND AT WELLEN PARK TO COME TO VENICE
Toll Brothers, Inc. unveiled plans for Oakbend Wellen Park, a new gated community in Venice, Florida, slated to open for sales in summer 2025. This neighborhood will offer spacious one- and two-story homes ranging from 2,156 to over 2,900 square feet, featuring 3 to 5 bedrooms, with prices starting from the upper $600,000s.
Residents will enjoy exclusive amenities, including a resort-style pool, fitness center, pickleball and bocce courts, a clubhouse with a social lounge, and a playground. The community provides direct access to walking and biking trails leading to Downtown Wellen Park and CoolToday Park, the spring training facility for the Atlanta Braves. Additionally, Oakbend Wellen Park is less than a 15-minute drive from Florida's beautiful beaches and is situated within the highly rated Sarasota County School District.
As of April 2025, Venice, Florida, is experiencing significant growth with several key construction projects underway. Here's an overview of the latest developments:
Construction began in January 2025 on a $3 million project to replace 400 feet of seawall along Tarpon Center Drive. The new design includes hurricane rated glass flood barriers to preserve views while enhancing storm protection. Additional features include underground utility replacements, a living shoreline, and reef balls to support marine habitats.
Plans are moving forward for a 124 unit hotel near the intersection of Laurel Road and Mirasol Boulevard. The Venice ECHO Suites will introduce a new hospitality brand to the area.
A $78 million expansion is underway at the Village on the Isle senior living facility. The project includes two five story buildings with 54 independent living units, a 9,200 square foot wellness center, indoor pickleball court, spa, sauna, poolside lounge with a pizza oven, and a zero entry outdoor pool. Completion is expected by the end of 2026.
The city is planning a new $6 million terminal at Venice Municipal Airport to address ADA compliance and building code issues. A pre construction conference was tentatively scheduled for January 2025, pending funding.
Effective April 1, 2025, the City of Venice has rescinded the temporary 30% reduction in valuation based building permit fees and will no longer waive permit fees for applications related to storm damage.
